Ano Koukaki is a tranquil neighbourhood on the foot of Philopappou Hill, near the Acropolis.

What I can see
Ano (Upper) Koukaki is considered one of the most picturesque neighbourhoods of Athens. Old one-storey buildings coexist with newer ones, there are fewer cars, sour orange trees decorate the sidewalks, the densely planted gardens of old detached houses catch the eye, and the architecture of neoclassical and some eclectic buildings compose a scene of tranquility, reminding at the same time the need for human scale, which is gradually lost descending towards the centre of the district.
What I can't see
Koukaki is the most affected district of the city by short-term rental accommodation, mainly due to its location. The vast majority of residences in Ano Koukaki has been converted into businesses of this category, resulting in an explosive increase in rents and the gradual “eviction” of residents, who either cannot afford to stay longer or are forced to move, so that the property can be used as touristic accommodation. Ano Koukaki has always been in the category of expensive areas, but the short-term rental phenomenon caused a quick and exponential increase in rent prices.
